WHY YOU NEED A BUYERS AGENT

“I’LL SAVE MONEY BY GOING DIRECT WITH THE LISTING AGENT”

Not true.  The commissions paid are pre-determined and written into the listing agreement.  In most cases, if the listing agent brings a buyer to the table, the brokerage will earn both sides of the commission.

“A LISTING AGENT WILL BE AS MOTIVATED TO GET THE DEAL DONE“

True, but more importantly you lost the opportunity to receive loyalty, confidentiality, and other fiduciary duties that a Buyer’s agent has to do

“THE LISTING AGENT KNOWS THE PROPERTY”

They also know the Seller too.  The Seller was their client first and was hired by them to get the job done. They were hired to get as much money for their client as possible.  Is this someone who is looking out for your best interests? Will they ‘fight your corner’ if issues get problematic?  

Buyers will be better served if they avoid the listing agent (anything you tell them may hurt your negotiating position).  It is wise to select a Buyers agent who will represent you and your interests in the transaction.  Plus … THEY ARE FREE TO YOU!!
